Elastomeric Roof Coatings (Silicon & Acrylic)

  • What is an elastomeric roof coating, and how do silicon and acrylic options differ?

    Elastomeric coatings are flexible, seamless membranes that restore and protect existing roofs. Acrylic coatings are water-based, cost-effective, easy to apply, and provide good UV reflectivity—ideal for well-drained, sloped roofs where appearance and affordability matter. Silicon coatings offer superior waterproofing, excellent ponding-water resistance, longer UV stability, and a lifespan of 15–20+ years. They perform better on flat or low-slope roofs and in harsh weather. We help you choose the right one based on your roof’s condition and exposure.

  • Can elastomeric coatings be applied over my existing roof?

    Yes—in most cases. Both silicon and acrylic elastomeric coatings can be applied directly over properly prepared existing roofs (metal, modified bitumen, built-up, or certain single-ply membranes), extending the life of your current system without the cost and disruption of a full tear-off. We always perform a thorough inspection first to ensure compatibility and long-term performance.

  • What are the main benefits of elastomeric roof coatings?

    They create a seamless, waterproof barrier; reflect UV rays to lower cooling costs; extend roof life by 10–20+ years; require minimal maintenance; and are more affordable than full replacement. Silicon versions excel at handling standing water, while acrylics offer excellent initial reflectivity and easier future recoating.


Clay Tile & Concrete Tile Roofs

  • What is a two-piece clay tile roof and why choose it?

    Two-piece clay tile (often called mission or barrel tile) consists of a curved pan tile and a cover tile that interlock for superior water shedding. Clay tile roofs are naturally fire-resistant, extremely durable (50–100+ years), lightweight compared to concrete, and retain their rich color for decades. They provide excellent insulation and timeless Mediterranean or Spanish-style appeal—perfect for residential homes seeking elegance and longevity.

  • How do concrete tile roofs compare to clay tile roofs?

    Both offer outstanding durability and classic looks, but concrete tiles are more affordable and heavier (about 40% heavier than clay). Concrete tiles last 40–70 years, come in many colors and profiles, and are easier to cut and install. Clay tiles provide lighter weight, lower water absorption (6% vs. 13%), better long-term color retention, and longer overall lifespan. We recommend clay for premium, low-maintenance installations and concrete when budget and faster installation are priorities. Both are excellent choices for residential and commercial projects.


Cap Sheet Torch-Down Roofs

  • What is cap sheet torch-down roofing?

    Torch-down (modified bitumen) roofing uses heavy, rubber-modified asphalt sheets applied with a propane torch to create a fully adhered, multi-layer waterproof membrane. It typically includes a base sheet plus a granulated cap sheet for UV protection. This system is highly durable, flexible, and resistant to wind, rain, and temperature swings—ideal for flat or low-slope commercial and residential roofs.

  • What are the advantages of cap sheet torch-down roofing?

    It delivers excellent waterproofing and puncture resistance, lasts 15–20+ years (sometimes 25+ with proper maintenance), provides strong UV protection via the granulated cap sheet, and forms a seamless barrier that prevents leaks. It is cost-effective for larger commercial buildings and works well over existing roofs in many cases. Our certified crews ensure safe, high-quality torch application every time.


Shingle Roofs & Solar Reflective Technology

  • What types of shingle roofs do you install?

    We offer premium architectural (dimensional) asphalt shingles as well as traditional 3-tab shingles. Architectural shingles provide superior thickness, wind resistance, and a beautiful, layered look that lasts longer (25–30+ years) than standard 3-tab shingles (15–20 years). Both are excellent for residential and light commercial pitched roofs.

  • What is solar reflective shingle technology and how does it benefit me?

    Solar reflective (“cool roof”) shingles use specially engineered granules that reflect a higher percentage of the sun’s rays instead of absorbing heat. This keeps the roof surface significantly cooler (up to 50°F lower than dark shingles), reduces indoor cooling costs, eases the load on air conditioning, and can lower energy bills—especially valuable in sunny climates. Many of our solar reflective shingles meet ENERGY STAR and Cool Roof Rating Council standards while still offering rich color choices and full manufacturer warranties.

  • Do you also apply elastomeric coatings or torch-down systems on shingle roofs?

    Elastomeric coatings are primarily used on low-slope or flat roofs, while torch-down is best for flat/low-slope applications. For pitched shingle roofs we focus on high-quality shingle replacement or repair. However, we can incorporate compatible coatings or underlayment enhancements when restoring or protecting shingle roofs in specific situations.

  • How long do your roofing systems typically last?

    Lifespans vary by system and maintenance:

    • Silicon elastomeric: 15–20+ years
    • Acrylic elastomeric: 10–15+ years.
    • Two-piece clay tile: 50-100+ years
    • Concrete tile: 40–70 years
    • Cap sheet torch-down: 15–20+ years
    • Architectural shingles: 25–30+ years

    We recommend annual inspections and simple maintenance (clearing debris from the roof field, checking flashings, clearing drains/gutters etc.). All our installations come with manufacturer material warranties plus our own workmanship warranty. We also offer maintenance plans to keep your roof performing at its best.

  • How can the right roof improve my energy efficiency?

    Elastomeric coatings and solar reflective shingles reflect sunlight and reduce heat gain, lowering cooling costs. Clay and concrete tiles provide natural insulation. Torch-down systems with reflective cap sheets also contribute to energy savings. In hot, sunny regions these choices can noticeably cut utility bills while reducing urban heat effects.
